Yes, the roads are paved. The roads in
Copper Ridge will be a minimum of 24 foot wide
hot mix asphalt roads bound by ribbon curbing
throughout the entire community. This curbing

We get this question a lot and it is a tough
one to answer. All of our homesites are at
least one acre. Some of the sites are between
one and two acres and a few range a little
larger. Copper Ridge is going to be a community
of very nice Hill-Country homes on large lots.
Most of the lots have views, some views are
for miles, some are of adjacent hills and trees,
some are of city lights in the distance. Most
lots have trees as well. Some are completely
covered with oak and elm trees, some have a
few large groves, and some are less dense.
The important thing to remember is that Copper
Ridge offers a variety of sites. If you like

What are the dues?
A: Any community
with covenants has to have an entity to enforce
it. We were very careful in designing our
covenants to integrate a system of checks
and balances to allow enforceability of the
covenants while preventing an oligarchy.
The annual dues are collected
to maintain the parks and common areas, greenspaces,
pay for the security guard, and build a road
maintenance fund.
Q: What area attractions and recreation are
available?
A: New Braunfels is a perfect destination
for outdoor recreation, great food and entertainment.
There is an unlimited list of things to do
and places and events to visit. From Wurstfest
to Schlitterbahn to Gruene Hall, this city
is rife with German heritage and never misses

Q: Do you have a golf course?

Southerland Communities, Developer of Copper Ridge,
has designed a tremendous golf course that was rated
as "San Antonio's Favorite Course" by
the MySA Golf Survey 2008. River Crossing Club
Golf Course is just a few miles away from Copper
Ridge at the River Crossing sister community
off Highway 281. Landowners from Copper Ridge

Q: Is there a timeframe restriction for beginning
construction?
A: There is no requirement to build. However, your home needs to start within 6 months of approval date and finish within 12 months.
Q: Are there builders to choose from?

Copper Ridge has a relationship with various custom
Showcase Builders. You can choose your own builder
or use one of the community's Showcase
Builders. The Showcase Builders are very familiar
with the covenants of the community and can
make the homebuilding process easier. Plans
must be approved prior to construction commencement.
Q: How do I obtain a plat with available homesites?
A:
This is one of the most common questions we get.
Searching for the right piece of land can be overwhelming.
We usually have several dozen parcels available spread
over hundreds of acres. People sometimes get frustrated
because we don't just have a sheet of paper with lot
numbers and prices listed on it. The reason
for this is that we are a full service land
company. We offer assistance through the entire
process, from selecting the right lot to finding
the best loan and on to choosing a builder
you can work with when you are ready. Any developer
who doesn't require a professional to accompany
you when searching for the right lot is doing
you a disservice. Our representatives are trained
to know each lot and how to help find what
a customer wants even when they may not know
coming in. We spend countless hours learning
the physical features of each lot so that when
you arrive we can reduce the time and effort
you have to apply. There can be features on
a lot that don't show up on a plat that buyers
should know about, that's where having a professional
on hand is vital.
Q: Do you have established lenders?
A: We have great relationships with several
banks. Most of the lenders we recommend have
special rates for Southerland Communities as
an approved developer. You are always welcome
to use your own bank if you prefer, but the
lenders who are familiar with Southerland will
probably have a better offer. Most of the lenders
we work with most don't charge points or fees.
